Do not forget about market fluctuations, when the demand for real estate falls and sellers are forced to make concessions.

The crisis in Spain plays into the hands of flippers. The fact is that people are often forced to sell housing that they do not use at a low price to cover their needs. This is what realtors use when buying property at auctions or mortgage sales at a significantly reduced cost.
